In the Democratic Republic of the Congo, build cost is almost always reasoned in US dollars per square metre, because cement, reinforcement steel and roofing sheets are imported or dollar-indexed. For a detached house in Kolwezi in 2026, this tool’s reference city, expect roughly $250–$550/m² self-building, $550–$1,000/m² with a local contractor, and $1,000–$1,800/m² for a carefully finished build. What moves the price
- The city. Building in Mbandaka or Bunia costs 10–15% more than in Kolwezi, because materials arrive by river or over degraded roads.
- The plot. A sloping or sandy site in Mont-Ngafula forces reinforced foundations, sometimes 20% more on that trade alone.
- The number of storeys. An extra storey costs about 90% of the ground floor: you save on foundations and roof, not on the rest.
- Self-sufficiency. Borehole, tank, solar and generator sit on top of the budget but are hard to avoid in most neighbourhoods.
- The exchange rate. With prices in dollars, any depreciation of the Congolese franc immediately raises the cost for anyone earning in francs.
